Here is a list of simple things one can do
to improve the appearance of a property without spending a lot of money.
For example:
- Apply a fresh coat of nuetral paint
- Get your ceiling re-sprayed if it's yellow
- Get your carpets professionally cleaned
- Consider new draperies
- If your less than happy with your current furniture buy couch covers, etc
- Remove ALL clutter
- Clean, clean, clean and keep it clean
- Plant flowers out in the yard
- Keep your yard looking freshly mowed
- Consider new lighting fixtures - try to avoid florencent lighting
- Buy new hardware to put on your kitchen and bathroom cabinets
- Buy new rugs for the kitchen and hallways
- Clean your windows and sliding glass doors
- Don't forget to dust those ceiling fans (along with the rest of the house)
- Be aware of what your home smells like. Does it smell clean and new or does it smell musty, smokey or like the family
dog?
- If you smoke in your home try to only smoke outside while your home is for sale. Potential buyers who are non-smokers
may not consider your home simply due to the smoke factor.
- If your home is out dated you may want to consider new flooring and appliances - you can get new with out spending an
arm and a leg if you choose laminate vs. hardwood or tile, etc. Go with white appliances rather then stainless if you want
to keep your spending to a minimum.
- Play soft music in the background for any showings you may have.
- Swap out the old home interior you got back in 1990 for some new fun art for your walls.
- Paint the outside of your home (unless of course you have vinyl siding).
If closet or bedroom doors don't close easily, leave them ajar when showing the house so people won't struggle
with them.
Put clothes and papers away, leaving counter space free of odds and ends. Clutter is unappealing to potential
buyers.
